New Pet Rules for Rentals in NZ – What Landlords & Tenants Need to Know
Pets are part of many Kiwi households, but renting with them hasn’t always been easy. New tenancy rules coming into effect in late 2025 aim to make things fairer for tenants while still protecting landlords. Here’s what you need to know.
What’s Changing:
Pet Requests Tenants can now request permission to keep a pet in writing. Landlords must respond within 21 days and can only say no for reasonable reasons eg : if the property isn’t suitable or body corporate rules don’t allow pets.
Pet Bond Landlords can charge a pet bond of up to two weeks’ rent, in addition to the standard bond.
Damage Liability Tenants are responsible for any pet-related damage beyond normal wear and tear.
Assistance Animals Guide dogs and other disability-assist animals are exempt , there is no consent or bond required.
What This Means for Landlords:
These changes make it easier for tenants to keep pets, but landlords still have protections. At Evans Property Management, we’ll make sure your property is looked after by:
Updating tenancy agreements with clear pet rules.
Advising owners on when it’s reasonable to decline a pet request.
Lodging and managing pet bonds correctly.
Conducting inspections and guiding tenants on responsible pet care.
Keeping all pet-related communication and documentation clear to prevent disputes.
What Tenants Should Know:
If you’re renting with a pet, you’ll have more rights to request permission. Just remember, a pet bond may apply, and you’ll need to take good care of the property. Sharing information about your pet or references can help your application.
Bottom line: These changes are a step toward more pet-friendly rentals in New Zealand. At Evans Property Management, we’re here to support both landlords and tenants so everyone can enjoy a happy, well-cared-for home , pets included!
